Loan Parameters Complete Lending & Investments is joint venture partner and mezzanine/equity co-investor. We have relationships with first lien lenders if you have not established or received a first lien loan commitment and are looking for transactions and projects where the value of the project is in the build out - not the underlying collateral. That being said, we have put together a general overview of what our lending specialists are looking for. Complete Lending & Investments Commercial Construction Loan Parameters:
Project Types: Infrastructure, Apartments, Multi-family, High Rise, Low Rise, Condos, Townhomes, Residential Sub-Divisions, Retail Mixed Use, Medical, Hotel, Some Warehouse transactions and specialty use projects allowed per exception.
Complete Lending & Investments Residential Construction Loan Parameters:
Project Types: Single Family Residence, 1-4 Units (Modular not allowed) Terms: Rate based off a Prime + scale (Typically Prime + 2 to Prime + 6). Prepay penalty for loans less than 13 months. (On commercial construction projects) Rate incentive for monthly paid interest loans. Rate incentive for certain types of construction methods and amenities included in the project (ask loan specialist for more details). Rate must match or exceed rate of first. Points paid to Complete Lending and Investments at closing range from 3 to 6. (Points can’t be rolled into a loan unless first lien lender allows. Points are not considered part of loan budget.) |
